1. Plan on the wall

We mark socket and switch positions on the wall or the studwork with you before anything is cut. Ten minutes here saves an argument later.

2. First fix

Cables run and boxes set to your builder’s programme, so plasterers are never waiting on us.

3. Second fix

Accessories and fittings on once the decorating is done, so nothing gets damaged or dusted.

4. Test and certify

New circuits tested, certificate issued, and notifiable work notified under Part P by us.

How pricing works

What moves the price

Small works are priced per job, not per hour, so you know the number before we start. Bigger jobs are quoted in writing off the drawings or a site visit.

How many pointsSockets, switches and light fittings. The count drives the cable, the labour and the testing.
New circuit or existingExtending an existing circuit is cheaper than a new one from the board, when the circuit can take it.
Access and finishesChasing solid walls, lifting laminate or working around a fitted kitchen all add time.
FittingsSupplied by you or by us. We are happy either way, and we will tell you if what you have bought will not do the job.
GroundworksTrenching to a garden room or garage, and reinstating what we dig up.
ProgrammeWorking around a builder is straightforward. Working around a builder who is running late is priced honestly at the time.

Kitchen extension first fix, Didsbury

Rear extension with a bifold, island and a home office off the back. The builder needed first fix in a three-day window between the roof going on and the plasterers arriving.

Positions marked with the owners on the studwork, twenty-two points first fixed in two days, island floor box set into the slab before the screed went down. Second fix after decorating, new circuits tested and certified, board relabelled and notified.

Lighting and socket questions

Can you wire my extension or loft conversion?

Yes, and it is a lot of what we do. We first fix to your builder’s programme, second fix when the plastering is done, then test and certify the new circuits and notify the work under Part P. We would rather be involved at the plan stage so socket and switch positions get decided before the plasterboard goes on.

How many sockets should a room have?

More than the regulations require and more than you think. The regulations set a minimum, not a sensible number. We walk the room with you and place them where furniture, desks, beds and televisions actually go, because adding one later costs far more than adding it now.

Can you run power to a garden room or garage?

Yes. That means a correctly sized armoured cable buried at the right depth, its own protected way at the board, and a small board in the outbuilding if it needs sockets, lighting and heating. All tested and certified as a new circuit.

Do you fit downlights and smart lighting?

Yes, including fire-rated downlights in ceilings that need them, dimmable circuits that actually dim without buzzing, and smart switches and drivers set up before we leave. We will tell you honestly which smart kit is worth the money and which is not.
